We offer the following comments: <br /> <br />General Site Information: The site is legally described as Outlot 1, Ramsey Town Center, and <br />is generally located east of Armstrong Blvd. N.W. and south of Sunwood Drive. This outiot will <br />have to be rep[at{ed into a buildable lot and block to facilitate the development proposal. <br />Accordingly, the City has received a proposed subdivision plan (Ramsey Town Center 3rd <br />Addition) to replat the property imo 2 buildab[e lots and 1 outlot for Town Center entrance <br />landscaping at the corner of Armstrong Blvd. N.W. and Sunwood Drive N.W.. <br /> <br />General Proposal Infl)rmation: In addition to the groce~:y store, the site plan is proposing to <br />construct an 18,000 square foot comer retail building in the northeast comer of the site. It has <br />been stated that a liquor store will occupy a portion of that building. The site plan also indicates <br />itu{ute plans to construct two additional buildings on Lot 1. City Code Section 9.11.01, Subd. l, <br />states that there shall not be more than one main building on a lot. Three alternatives for <br />consideration are: plat separate lots fbr each building proposed on Lot 1; apply for a variance to <br />develop the lot with more than one main building; amend the Town Center perJ:brmance <br />standards to provide tbr multiple buildings on a lot. <br /> <br />Zoning: The site is cm'rently zoned TC-2 and general retail is a permitted use. <br /> <br />Floor Area Ratio: Since the corner retail is proposed to be located on Lot l with several other <br />structures, the floor area ratio will have to be reviewed based on'the whole development plan for <br />Lot 1. Lot I o6 Town Center 3~d Addition is proposed to accommodate the ,grocery store, fuel <br />Ioump islands, car wash, the corner retail building and 2 other commercial structures. The area of <br />loot I is 3C)l,41.0 square ['eet. The minimum floor area ratio is .5 {or 1'95,705 square [ket in this <br />case.
