Hakanson Anderson Associates, Inc. <br /> <br />222 Monroe Street engineers and surveyor~ <br />Anoka, Minnesota 55303 612/427-5860 <br /> <br />April 19, 1984 <br /> <br />Honorable Mayor and City Council <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, Minnesota 55303 <br /> <br />Re: Wojcik Addition <br /> Final Plat <br /> <br />Dear Council Members: <br /> <br />We have reviewed the above referenced final plat. <br /> <br />The final plat is basically the same as the preliminary plat which was granted <br />approval on May 31, 1983 with the provision that the final plat meet the <br />recommendations of the City Attorney and City Engineer. <br /> <br />Following is a list of comments resulting from our review of the final plat: <br /> <br />1. The developer has not provided a grading plat nor addressed how drainage <br /> would be handled. <br /> <br />The proposed plat shows a l0 foot utility easement on the front of the <br />lot. We would recommend that a l0 foot drainage and utility easement be <br />shown around the entire plat. <br /> <br />e <br /> <br />The City Code restricts direct vehicular access from individual lots <br />unto major highways. I'f the Minnesota Department of Transportation issues <br />an access permit, a variance would also have to be granted from the City <br />Code. <br /> <br />m <br /> <br />The Planning and Zoning Commission recommended that the developer maintain <br />a 60 foot building setback on the rear property line to allow room for a <br />future service road. <br /> <br />At the time of preliminary plat approval the developer was required to pay <br />a park fee in lieu of park dedication prior to signing the final plat. <br />With the new ordinance on park fees the City may wish to waive this <br />requirement. <br /> <br />civil · municipal · planning · soils · land surveying <br /> <br /> <br />
