Mr. Sentyrz pointed out that there are 4 equal
lots at .938 acres and the setback for the cul-de-sac is up to code.

I
I
I
I
I

Ray Renner - E.H. Renner Well Drilling - 6300 Industry Avenue - Stated that
his property adjoins that of Mr. Sentyrz. Mr. Renner noted that the lots
proposed are small in size and tractor-trailers would have a difficult time
turning around in the cul-de-sac. The same situation might hold true for
fire trucks; a neighboring building burnt to the ground because the fire
department could not get more than one truck to the property. Mr. Renner
inquired if some arrangements couldn't be made with the adjacent property
owner, Mr. Marv Eggam, and the property be platted with a through street.

Mr. Sentyrz stated that the cul-de-sac is 122' in diameter and meets all
City codes. Mr. Sentyrz also noted that he lives in a B2 area with a
66' radius cul-de-sac and he has seen trucks turn around in that area with
no problems. Mr. Sentyrz also stated that he has talked with Mr. Mary Eggam
and Mr. Eggam stated that his associates are not interested in spending
any more money for development. Mr. Sentyrz also stated that he has one
person strongly interested in purchasing one of the proposed lots.

!
I
I

The public hearing adjourned at 7:42 p.m.

Respectfully submitted,

Sylvza ~'ro±lK
Secretary

P & Z/April 3, 1984
Pnblic Hearing
~. of 1
