I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />FINDINGS OF FACT 00 <br /> <br />1) That the applicant has properly applied for a conditional use permit as required by City <br />Ordinance to assemble bass boats in his garage. <br /> <br />Z) That the applicant appeared before the Planning and Zoning Commission for a public <br />hearing pursuant to the City Zoning Ordinance on June 5, 1984. That said public hearing <br />was properly advertised and the minutes of that public hearing are hereby incorporated by <br />reference. <br /> <br />3) That the Standards for Consideration are as follows: <br /> <br />a) The property is zoned R-1 and this is not a permitted use. <br /> <br /> b) The adjoining properties are residential dwellings located on approximately one acre <br />wooded parcels on all sides. <br /> <br />c) <br /> <br />d) <br />e) <br /> <br />The closest similar use is approximately two miles which would be in the industrial <br /> <br /> There would be no change in traffic flow to the area. <br /> <br /> That the number of similar uses, home assembly, within the City are unknown. <br /> <br /> f) That the proposed use will not be detrimental to persons residing or working in the <br />vicinity of the use or the general public and will not substantially impair the enjoyment <br />or value of properties in the area. <br /> <br />4) That the Criteria for Approval/Disapproval are as follows: <br /> <br /> a) The applicant's request is to assemble bass boats in his garage and that properly <br />maintained, this should not be detrimental to or endanger the public health, safety or general <br />welfare and is not contrary to established standards as regulated by City Code. <br /> <br /> b) The lot size and proposed assembly area should not be unsightly or undesirable or <br />obnoxious in appearance and it should not hinder the orderly and harmonious development <br />of the City of the district where herein proposed. <br /> <br /> c) Adequate water supply and sewage disposal facilities will be provided. <br /> <br /> d) The use will conform to the regulations of R-l, residential, zoning except that a <br />conditional use permit is required. <br /> <br />5) That the Performance Standards are as follows: <br /> <br /> a) Fire protection is provided by the City of Anoka, however, the boat assembly should <br />not create a fire hazard. <br /> <br /> b) Electrical disturbances are not applicable. <br /> <br /> c) Vibration will not be applicable. <br /> <br /> d) The applicant has agreed to maintain the assembly area in a sanitary condition which <br />will eliminate any obnoxious odors or air pollution. <br /> <br /> <br />
