REGARDING REO~EST FOR INCREASE IN DENSIT~ BY

Council, at their September 10, 1984 meeting, approved of the amending~
of the R~ River Hills preliminary plat which included the addition of
three (3) residential lots. 9'his approval was contingent upon the
amended plan being reviewed by the Metro Council. Accordingly, Mr.
Bob Ryan reviewed this and has stated that it would not be consistent
with our Comprehensive Plan in regards to rural area density, as we
are going from one (1) %init and ten (10)acres density as per our Com-
prehensive Plan ts one (1) unit and seven (7) acres density.

In view of the above, this issue will have to be reviewed by the Metro
Council. Consequently, we are requesting that the Council grant a six
(6) month extension of time for final plat approval which will allom-
adequate time to process this issue. What h~s to be done is to justify
why the request for R~ River }{ills increase in density is consistent
with the City's Comprehensive Plan. Consequently, the developer will
have to submit a request to the City and the City will have to react
to it in resolution form if the Council feels the developer's request
for increase in density is consistent with the City's Comprehensive
Plan.

Accordingly, enclosure (D2-a) contains the proposed resolution
which is submitted for your review and consideration and City Council
_~m~ minutes dated September ]0, ] 954._~
Qouncil Action..~%~OUf-actioh-w~ll be to approve/disapprove/amend the
proposed resolution. ~he following proposed motion is hereby submitted
for your consideration:
