Raalikka, P.E. <br /> <br />January 30, 1986 <br /> <br />Mr. Kenneth Peterson, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat Review of Voltin's Oak Hill Estates <br /> <br />Dear Mr. Peterson: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural serwice area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of four lots varying in size from 5.5 <br />acres to 21.9 acres. City Code 170.013D requires the minimum lot <br />size in the R-1 residential district to be 2.5 acres. Therefore, <br />all of the lots meet the minimum lot size requirements. <br /> <br />Soil borings and soil classifications were not submitted as <br />required by Article 170.037B i. of the City Code to determine the <br />elevation of the watertable. However, based on the Anoka County <br />soil survey, the soils consist of Nymore loamy sand, Zimmerman <br />fine sand, Lino fine sand, Brickton silt loam and marsh. Lots <br />1-3 have adequate Class I soils suitable for on-site wastewater <br />disposal systems. The northerly 400 feet of Lot 4 consist of <br />Brickton silt loam which is not suitable for on-site wastewater <br />disposal systems.
