Section 7.2 Premiums a Common Expense. All insurance <br />premiums required to be paid pursuant to this Article VII shall <br />be a Common Expense, among the Lots. <br /> <br /> ARTICLE VIII <br /> <br /> FUTURE IMPROVEMENTS BY DECLARANT <br /> <br /> Section 8.1 Improvements Required by Gity. Declarant coven- <br />ants to the Owners that Declarant will complete the subdivision <br />improvements required by the September 4, 1985 Development <br />Agreement between Declarant and the City of Ramsey, including the <br />following: <br /> <br /> a. The public streets adjacent to Blocks 1 through 5, <br /> NORTHFORK; <br /> <br /> b. Drainage and grading per the plan attached to said <br /> Development Agreement; <br /> <br /> c. A future public street connecting from the South- <br /> west corner of Lot 2, Block 3, NORTHFORK, across Outlot C, <br /> NORTHFORK, to the western terminus of 164th Avenue North in <br /> WOODLAWN ESTATES or to another public road east of Outlot C, <br /> NORTHFORK; and <br /> <br /> d. An emergency access road from Blocks 1 through 5, <br /> NORTHFORK, south to U.S. Eighway 10. <br /> <br /> Section 8.2 Trailwa¥ Improvements. Declarant covenants to <br />the Owners that Declarant will improve the trail in Outlot B, <br />NORTHFORK from the portion of Outlot B west of Lot 1, Block 2, <br />NORTHFORK, across the portion of Outlot B north of Lots 1, 2 and <br />3, Block 2, NORTHFORK, with woodchips, pavement or another trail <br /> <br />- 26 - <br /> <br /> <br />
