Baakon James, hereinafter refe£red to as 'A[~xltcant,' in oonjunctlon with plat approval of Alpeca Estates 3rd Addition. ~e plat of Alpaca Estates 3rd Addition is hereby granted approval contingent upon the Applicant agreeing to and complying with the following conditions: 1. ~he approval of Alpaca Estates 3rd Addition shall apply to that property legally described as follows: Outlot A, ALI~G~ ES~]%TES 2~D ADDITION, according to the rea)tried plat thereof, ANoka County, Minnesota. And, that fart of the Northeast Quarter of the Southeast Quarter of Section 29, and all that part of the Northwest Quarter of the Southwest Quarter of Section 28, all in Townmhip 32, Range 25, Rnoka County, Minnesota, described as follows: C~encing at the northwest corner of the Northeast Quarter of the Southeast Quarter of said Section 29; thence South 00 degrees 12 minutes 08 sea~nds East, assmed bearing, along the west line of said Northeast Quarter of the Southeast Quarter a distance of 100.00 feet to the point of beginning of the land to be described; thence South 63 degrees 37 minutes 36 seoonds East a distance of 1748.93 feet; thence on a bearing of South a distance of 449.26 feet to the south line of the Northwest Quarter of the Southwest Quarter of said Section 28; thence South 89 degrees 42 minutes 38 seconds West, along said south line, a distance of 228.11 feet to the southeast corner of the Northeast Quarter of the Southeast Quarter of said Section 29; thence North 89 degrees 56 minutes 06 seoonds West, along the south line of said Northeast Quarter of the Southeast Quarter a distance of 1334.47 feet to the southwest oorner thereof; thence North 00 degrees 12 minutes 08 seconds West, along the west line of said Northeast Quarter of the Southeast Quarter a distance of 1225.81 feet to the point of beginning. The Applicant shall be responsible for the construction of improvements as shown on the final plat, including streets and drainage easements and ponding areas as required ~y the City Engineer. ~e Applicant shall be responsible for any expense associated with the oonstr uction of these improvements. ~he Applicant shall guarantee the ~onstruction of Amstrong Boulevard N.W., 142nd Avenue N.W., and 144th Avenue N.W. including all neoessary ditches, backsloping, drainage and other improvements in accordance with the specifications of the City Engineer, as specified in the City Code.
