The proposed plan shows three buildings with a t~tal area of <br />56,600 square feet. A written statement explaining the use of the <br />buildings was not provided. Chapter 170.014G of the City Code <br />requires that a written statement be submitted which would explain <br />the general character of the development, the ultimate ownership <br />and maintenance of all parts of the development. <br /> <br />In review of the preliminary development plan requirements of the <br />City Code, we found the proposed plan lacked the following items: <br /> <br />a. The proposed uses of the land to be developed. <br />b. No common open space was shown. This requirement may be <br /> waived provided no residential uses are proposed. <br />c. The use and height of the buildings was not stated. <br />d. Sanitary sewer service and water service are available along <br /> the east side of the site. However, no plans for storm water <br /> -runoff were provided. <br /> e. The proposed plan did not provide a schedule for the intended <br /> final approval of the total development. <br /> <br />I <br />I <br /> <br />In review of parking, the plan provides for 240 spaces and future <br />expansion area for parking. If the proposed buildings are <br />developed totally as business or retail shopping, the number of <br />required parking spaces based on the City Code is 283. <br /> <br />I <br /> <br />civil · municipal · planning · soils · land surveying · landscape architecture <br /> <br /> <br />
