moved the adop'c~on of the follcwing findiDgs of fact: <br /> <br />I. ~hat Mr. Robert (:]ox, hereinafter referred to as 'Applicant," has properly <br />applied for a conditional use permit to operate a mm/1 engine repair business <br />from his borne at 1523l Xkimo Street <br /> <br />2. ~hat the Applicant appeared before the Planning Commission for a public <br />bearing pursuant to City Code on April l, 1986 and that said public bearing was <br />properly advertised and minutes of that public hearing are hereby incorporated <br />~y reference. <br /> <br />3. ~hat the lXoperty which is the subject of the application is located at <br />15231 Xkimo Street N.W. a~d is legally described as follows: <br /> <br /> ~e west 217.8 feet of the east 653.4 feet of the north 233 feet of the <br />I west half of the Southeast Quarter of Section 24, 9bwnship 32, ~ 25 in <br /> Anoka (bunt'y, Minnesota as measured along the north and east lines of said <br /> <br />i <br />i <br /> <br />west half of the Southeast Quarter (subject to easements for roadway <br />purposes over the north 33 feet thereof and over the west 33 feet <br />thereof). <br />4. ~hat the subject parcel is approximately 1.15 acres in size and is located <br />in the 1%-1 residential district. <br /> <br />5. ~hat the Standards for Oonsideration are as follows: <br /> <br />a. ~hat the property is zoned R-1 residential and a small engine repair <br /> b~siness is not a pemitted use in this district; <br /> <br />I <br />I <br />I <br />I <br /> <br />e <br /> <br />be <br /> <br /> ~hat the adjoining properties are zoned R-1 residential; <br /> <br /> ~hat there are no other similar permitted uses in the R-! residential <br /> district; <br /> <br />d. ~hat there would be a miter increase in traffic flow to the area; and <br /> <br />e. ~hat the proposed use will not be detrimental'to parsons working in the <br /> vicinity of the use or to the general public; however, it may impair <br /> the enjoyment of properties in that area. <br /> <br /> ~hat the Criteria for Approval/Disapproval are as follows: <br /> <br />I <br />I <br />I <br /> <br />~hat the Applicant's request to operate a ~all engine repair business <br />in the 1%-1 residential district is contrary to the intent of the R-1 <br />residential district; <br /> <br />~hat the proposed use will not hinder the orderly and harmonious <br />develot~ent of the R-1 residential district in that area; and <br /> <br />~hat the proposed use will otherwise conform to all applicable <br />regulations of the R-1 residential district. <br /> <br /> <br />
