PINDIN¢S OF I~ACT ~01., <br /> CllE~TL VILLENEUVE <br /> <br />l, That Ns, Cheryl ¥illeneuvem hereinafter referred to as "Appllcant," has <br />properly applied for a conditional use permit to operate s typing and word <br />processing business from her home at 6230 177th Lane <br /> <br />2. That the Applicant appeared before the Planning and Zoning Com,.ission for a <br />public hearing pursuant to Section 170.016 of the Cit7 Code on ltay 6, 1986 and <br />said public bearing was properly advertised and minutes of that public hearing <br />are hereby incorporated by reference. <br /> <br />3. That the property which is the subject of the application is located at <br />6230 177th Lane N.W. and is legally described as follows: <br /> <br /> Lot 12, Block 5, Rodeo ltills Estates, Anoka County, ltinnesota. <br /> <br />4. That the subject parcel is approximately 1 acre ia size and is located in <br /> the R-1 residential district. <br /> <br /> 5. That the proper~y is zoned R-1 residential and a typing and word processing <br /> business is not a permitted use in this district. <br /> <br />6. That the adjoining properties are zoned R-1 residential. <br /> <br /> 7. That there are no other similar permitted uses in the R-1 residential <br /> district. <br /> <br /> 8. That there would not be a significant increase ia traffic flow to the area. <br /> <br /> 9. That the proposed use will not be detrimental to persons living in that <br /> area or to the general public and it will not impair the enjoyment of other <br /> properties in that area. <br /> <br /> 10. That the Criteria for Approval/Disapproval are as follows: <br /> <br /> a. That the Applicant's request to operate a typing and word processing <br /> will not be detrimental to the health, safety or general welfare of <br /> the public; <br /> <br /> b. That the proposed use will not be unsightly or obnoxious in appearance; <br /> <br /> c. That the proposed use will not hinder the orderly development of the <br /> R-1 residential district; <br /> <br /> d. That the proposed use will not restrict the enjoyment of other property <br /> in the vicinity; and <br /> <br /> e. That the proposed use will conform to all other applicable regulations <br /> of the R-1 residential district. <br /> <br /> <br />
