Tom Wright representing Trott Brook Gospel Ball, hereinafter <br />referred to as "Applicant," has properly applied for · conditional use permit <br />agreement to expand the existing church facility ·t 17320 Bowthen Boulevard <br />N.W. <br /> <br />2. That the Applicant appeared before the Planning and ionini Commission for · <br />public hearing purmuant to Section 170.016 of the City Code on May 6, 1986 ·nd <br />said public bearing wss properly ·dvertised and minutem of that public bearing <br />are hereby incorporated by reference. <br /> <br />3. That the property which is the subject of the application is loc·ted at <br />17320 Nowthen Boulevard N.W. and is identified by property identification <br />number: 03-32-25-43-0002, Anoka County, Minnesota. <br /> <br />4. That the subject parcel is approximately 1.1 acres in size and is loc·ted <br />in teh R-1 residential district. <br /> <br />5. That the property is zoned R-1 residential and churches are not permitted <br />uses in this district. <br /> <br />6. That there is an existing church facility on the property and the Applicant <br />is proposing to expand that church facility. <br /> <br />7. That there are other similar permitted uses, church facilities, in the R-1 <br />residential district. <br /> <br />8. That the adjoining properties are zoned R-1 residential. <br /> <br />9. That the expansion of the church viii not be detrimental to persons living <br />in that ·rea or to the general public and it will not impair the enjoyment of <br />other properties in that area. <br /> <br />10. That the Criteria for Approval/Disapproval are as follows: <br /> <br />a. That the Applicant's request to expand the church facility will not be <br /> detrimental to the health, safety or general welfare of the public; <br /> <br />b. That the proposed use will not be unsightly or obnoxious in <br /> appearance; <br /> <br />c. That the proposed use will not restrict the orderly development of the <br /> R-1 residential district; <br /> <br />d. That the proposed use will not restrict the enjoyment of other property <br /> in the vicinity; <br /> <br />e. That the proposed use will comform with all other applicable <br /> regulations of the R-I residential district; and <br /> <br /> <br />
