5.05: Review Sketch Plan for Gleason Subdivision (Outlot A, Ramsey Town Center 8th Addition) <br /> Presentation <br /> Community Development Director Gladhill presented the Staff Report stating the City has received an <br /> Application for Sketch Plan Review, a major subdivision located north of Bunker Lake Boulevard, east of <br /> Zeolite Street. Staff reviewed the history of this property further with the Commission and <br /> recommended the Preliminary Plat design proceed. <br /> Commission Business <br /> Commissioner VanScoy asked if the driveway length would be an issue if there were sidewalks. <br /> Community Development Director Gladhill explained the lots were very shallow, which meant there was <br /> not room for sidewalks. Staff supported the development not having sidewalks. <br /> Bill Gleason, 8100 36th Avenue in New Hope, discussed the subject property and his plans for the site. <br /> He thanked staff for their assistance with this project. It was his understanding this property was never <br /> planned to have sidewalks on both sides of the street. He discussed his plans for a privacy buffer along <br /> the trail and believed the proposed homes would meet a growing need for one level living in the <br /> community. <br /> Chairperson Levine questioned what direction staff was seeking from the Planning Commission. <br /> Community Development Director Gladhill explained staff was requesting the Commission discuss the <br /> plans and direct the applicant to proceed moving forward with the Preliminary Plat design based on the <br /> concept plan. <br /> Commissioner Andrusko offered his support of the general concept plan and was pleased the applicant <br /> was considering screening along the trail. <br /> Commissioner VanScoy agreed and understood this was a challenging property. He appreciated the <br /> creative concept plan the applicant had generated. <br /> Commissioner Nosan believed the proposed product would be a great addition to the community. <br /> The consensus of the Planning Commission was to direct the applicant to proceed forward with <br /> Preliminary Plat design,with/without sidewalks on the internal public roads (Willemite Street, 147th <br /> Terrace, and Xenolith Street). <br /> DRAFT Planning Commission Minutes Excerpt October 6, 2016 <br />
