The proposed use shown on the <br />plat is residential. Therefore, the area should be rezoned. <br /> <br />Ail of the proposed lots with the exception of Lot 3, Block 1 <br />meet the area and width requirement of the City Code. Lot 3 <br />appears to be deficient in width by several feet. <br /> <br />The proposed plat is located in the wild and scenic boundary of <br />the Rum River. Therefore, the DNR should review the plat for <br />consistency with the Scenic River Ordinance. <br /> <br />Sanitary sewer, water, storm sewer and streets were constructed <br />to service the plat in conjunction with the First Addition.
