Raatikkl, P.E. <br /> <br />June 19, 1986 <br /> <br />Honorable Mayor and city Council <br />City of Ramsey <br />15153 Nowthen Blvd. <br />Ramsey, MI~ 55303 <br /> <br />Re: <br /> <br />Flintwood ~ills 3rd Addition <br />(P.U.D.) <br /> <br />Dear Council Members: <br /> <br />We have reviewed the Flintwood ~ills 3rd Addition Planned Unit <br />Development (P.U.D.) and offer the following comments. <br /> <br />The proposed plat consists of 54 residential lots and is the <br />second phase of the overall P.U.D. which was approved on May 24, <br />1984. <br /> <br />The proposed plat is basically the same as the approved overall <br />plan with the exception of Block 4. The density of Block 4 was <br />reduced from 13 lots to 12 lots. <br /> <br />Bids for the constructin of sanitary sewer, watermain, streets and <br />storm sewer will be received at 11:00 A.M., June 23, 1986. Based <br />on our feasibility study the assessed cost for the utilities is <br />estimated to be $275,794.86. <br /> <br />At the May 27, 1986 council meeting, City Council authorized the <br />use of tax increment financing for soils corrections on Lots 7-19, <br />Block 3 and Lots 1-5, Block 5 and pond construction on Block 3 and <br />Outlot J. Bids for this work will also be received on June 23, <br />1986. Easements for the pond construction on Outlot J will have to <br />be provided to the City by the developer. <br /> <br />In review of the legal description on the plat, the legal refers <br />to Outlots in the duly recorded plat of Flintwood Hills instead of <br />the Flintwood Hills 2nd Addition. <br /> <br />We would recommned approval of the plat contingent on the following: <br /> <br />ciril · mu~dcq;al · t;lannin£ · $oih · land surr©'i,t£ · landscapc arc'hitecturc <br /> <br /> <br />
