I~ITNESSETtt: I~tEREAS~ the Developer is the of the property referred to as the "subject property" and described as follows: Outlots B~ C, D, E, F, G, R, I~ and · of the duly recorded plat of Flin~wood Rills, Anoka County, Hiuuesota. hereinafter referred to as the "subject property"; and ~HEREAS, the City has approved the plat, of the subject property which plat in known as FLINT~OOD RILLS 3RD ADDITION, which plat has been approved by the City as a Planned Unit Develolment (P.U.D.), and is hereafter referred to as "the platS; and l~S, the Developer has submitted a petition to the City requesting the construction of improvements on the subject property as follows: sanitary aewer~ storm water drainage facilities~ watermains and appurtenances, streets with concrete curb and gutter, street signs and traffic signs; and ~REREAS, the City Engineer has prepared an estimated assessments schedule for the improvements to be constructed in the plat; and ~REREAS, the City Council has reviewed and accepted a feasibility report from Rakanson Anderson Associates~ Inc. and has ordered the preparation of final plans and specifications for the requested improvements; and ~HEREAS, pursuant to the City Charter and Ordinance the City has advertised for bids for the construction of said improvements and viii award a contract for the construction of said improvements to the lowest responsible bidder; and I~EEREAS, City Code Section 170.039B defines "Stage I" improvements and "Stage II" improvements which definition is used -1 -
