Gerald Bauer, hereinafter referred to as "Applicant," in conjunction with plat approval of Green Valley Estates. The plat of Green Valley Estates is hereby granted approval contingent upon the Applicant agreeing to and complying with the following conditions: 1. Access to Lots 1 and 2s Block 1 shall be fro~ a common access fro~ State Highway &7. Tbs development of Outlots A, B, and C shall not be permitted until such time as access to this property is provided in accordance ~ith City standards and specifications. 3. This development agreement shall be recorded as part of the Applicant's deed. This development agreement shall apply to that property legally described as follows: Vest Half of the Southeast Quarter of the Northwest Quarter, Section 2, Township 32, Ran&e 25, Anoka County, Hinnesota, except that part of the following described tract which lies within said I/est Half of the Southeast Quarter of the Northwest Quarter, Section 2, Township 32, Range 25, Anoka County, Minnesota; That part of Section 2, Township 32, Range 25, Anoka County, Minnesota, described as follows: Beginning at a point on the I/est line of the Northeast Quarter of Southwest Quarter of said Section 2 at its intersection with the center line of County Road No. 631 thence North along the said I/est line of the Northeast Quarter of Southwest Quarter and continuing alan& the I/est line of the Southeast Quarter of Northwest Quarter of said Section 2 a distance of 763 feet; thence East at right angles a distance of 7.5 feet; thence in a Southeasterly direction to a point of intersection with the South line of said Southeast Quarter of Northwest Quarter of said point being 210 feet East of the Southwest corner of said Southeast quarter of the Northwest Quarter; thence in a Southeasterly direction to a point of intersection with the center line of County Road No. 63, said point being 300 feet Southeasterly along said center line from the point of beginning; thence Northwesterly along the center line of County Road No. 63, 300 feet to the point of beginning. -and- The East Half of the Southeast Quarter of the Northwest Quarter of said Section2.
