Art Itaudio is requesting a simple subdivision for the &O acres located <br />north of the HY-IO plat west of Armstrong Blvd. NW in the I-! Industrial <br />District. Nr. ILaudio is proposing to plat this property into three lots with <br />a north/south easement for a future roadway to serve the northwest parcel. <br /> <br />Enclosed are the following irons for your information: <br /> <br />a) Site location map <br />b) Proposed plat <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission reviewed Mr. Raudio's request for a simple <br />subdivision on August 5, 1986 and recommended approval. <br /> <br />According to Section 170.0317 of the City Code, simple subdivisions are <br />applicable to plats with less than three lots that require no construction of <br />streets or utilities. Mr. Raudio's proposed plat does not seem to meet the <br />intent of the City Code. As there is no access to or frontage on City streets, <br />there is no point in creating the two proposed west parcels of l/r. Raudio's <br />plat. In addition, the KY-10 plat to the south has not yet been filed with the <br />County; technically, the only access to the property is from County Road ~83. <br />As the parcel is 40 acres, Mr. Raudio may split the property into two 20 acre <br />parcels at the County without City approval. Mr. Raudio may also apply for <br />one building permit for the 40 acre parcel. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Notion to: <br />Deny Nr.
