Lowell Vasseur is requesting a variance to the street frontage requirement for access to the 40 acre parcel located southwest of 155th Avenue NW and Yariolite Street N~. Nr. Vasseur is requesting this variance so that he can construct one home on this parcel. Enclosed are the following items for your information: a) Application b) Site location c) Thoroughfare plan d) Proposed development a~reement Observations: The Planning and Zoning Commission reviewed Nr. Vasseur's request and determined that the property was buildable. The Commission also recommended approval of Nr. Vasseur's request and asked that the City consider obtaining a 40' easement on the northern boundary of the property for the future extension of 155th Avenue NW. The Council reviewed Mr. Vasseur's request on July 22, 1986 and requested that the City Engineer and property owner discuss the roadway easement and come back with their findinEs. The City Engineer determined that the road alignment and easement should be 40' along the northern boundary of Mr. Yasseur's property. The City Engineer has discussed the alignment with Mr. Vasseur. Recommendation: Council Action: Notion to: Approve Nr. Lowell Vasseur's request for a variance to the street frontage requirement contingent upon Nr, Yasseur entering into an agreement with the City limiting future development of that property and requesting a 40' easement on the northern boundary of the parcel to the City for the future extension of 15$th Avenue 1~.
