5 Hinutas CASE ~7~ <br /> <br />~,EQUEST I~OR ~,EZO~I~G F~OM ~,-1 R.E$I[DE~TIAL TO B-1 <br /> <br /> ~y: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Loren Leininger is requesting that a portion of his property located south <br />of 167th Avenue NW and across from Quicksilver Street NW and Danner's Cabinets <br />be resorted from the existing R-1R Residential to B-1 Business. The portion Mr, <br />Leininger is requesting rezoned is approximately 4.5 acres in size. Mr, <br />Leininger is requesting this rezoning in order to accommodate anticipated <br />commercial development on that property. Mr. Leininger stated that this <br />development may include a 24 lane howling alley. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Application <br />b) Site location map <br />c) Public hearing notice <br />d) Properties notified <br />e) Proposed ordinance rezoning Mr. Leininger's property <br /> <br />Observations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on Mr. <br />Leininger's request on September 2, 1986. According to the zoning map that vas <br />adopted as part of Ordinance ~86-2, recodification of the Zoning Ordinance, <br />this property is planned to remain zoned as R-IR Residential for future single <br />family residential development. However, the property immediately to the east <br />is zoned RB Rural Business for limited business development. The Planning and <br />Zoning Commission recommended that the property be rezoned to RB Rural Business <br />to conform to the property to the east. <br /> <br />Recommendation: <br /> <br />If Council wishes to approve Mr. Leininger's request for rezoning, Council <br />should introduce the ordinance mending the zoning map to rezone that property. <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Mr. Loren Leininger's request for rezoning property from <br />existing R-1R Residential to B-1 Business. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Planning and Zoning Commission X <br /> <br /> <br />
