REQUEST FOR CONDITIONAL USE PERMIT TO MOVE IN RESIDENTIAL GAI~AGE FOR <br />COP[HERCIAL USE IN B-1 BUSINESS DISTRICT; <br /> CASE OF BERNDT DEVELOPMENT COMPANY, INC. <br /> By: Anne Norris, Co~n~unity Development Director <br /> <br />Background: <br /> <br />Tom Berndt of Berndt Development Company is requesting a conditional use permit <br />to move in a residential garage to be used for commercial activities at 6159 <br />Rwy. 410. The garage is 14'x22' and is presently located at 6316 74th Avenue <br />North. Mr. Berndt is proposing to tear down the existing garage on the <br />property at 6159 Rwy. 410. <br /> <br />The Building Official has inspected the building and has determined that it is <br />structurally sound. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Application <br />b) Site location map <br />c) Public hearing notice <br />d) Properties notified <br />e) Proposed findings of fact <br /> <br />Photographs of the garage will be available at the meeting. <br /> <br />Ooservations: <br /> <br />The Commission should discuss whether allowing a residential garage in the <br />business district for commercial use is consistent with the Planning <br />Commission's intent for the development of the B-1 district. In addition, the <br />Commission should also consider Mr. Berndt's request with respect to the <br />development standards and performance zoning that the Planning Commission. and <br />Economic Development Commission are currently drafting. <br /> <br />Recommendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Adopt Findings of Fact 00__ relating to a request by for a conditional use <br />permit to move a residential garage into a B-1 Business District for <br />commercial use at 6159 Rwy. ~10 NW. <br /> <br />-and- <br /> <br />Motion to: <br />Recommend approval/denial of the request by Berndt Development Company for <br />a conditional use permit to move a residential garage into a B-1 Business <br />District for commercial use at 6159 Hwy. 410 NW. <br /> <br />Review Checklist: <br /> <br />Administrator X <br />Attorney X <br />Engineer <br />Community Development Director X <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Building Official <br /> <br />X <br /> <br /> <br />
