By:

REQUEST FOR METES AND BOUNDS SUBDIVISION;
CASE OF MR. BARTHOLD
Anne Norris, Community Development Director

CASE #3:

Background:

Mr. Barthold is requesting a metes and bounds subdivision of a 5 acre
parcel located on the west side of State Hwy. t~47. The parcel has
approximately 210' of frontage on Hwy. ~47. Mr. Barthold would like to
split the parcel into two 2-1/2 acre lots in order to give one of the lots
to his daughter.

Enclosed for your information is a site location map showing Mr. Barthold's
property.

Observations:

In the past, the Commission has directed requests for metes and bounds
subdivisions to go through the minor platting process. Also, the zoning
ordinance requires that minimum frontage in the rural area be 200'. In
order to accomodate this request, Mr. Barthold would have to subdivide the
lot north and south and provide an easement and/or road to the western
parcel for access from Hwy. ~47.

Recommend a t ions:

Commission Action:

Will be based on your discussion with Mr. Barthold.

Review Checklist:

Administrator
Attorney
Engineer
Community Development Director

Chief of Police
Finance Officer
Public Works Superintendent
Other
