Jerry Coffin is proposing to construct an accessory structure on his <br />property st 6336 Bwy. ~]0 ~.W. Hr. Coffin is proposing to construct a 30' x <br />40' pole building to be used for storage. Hr. Coffin has stated that he <br />eventually plans to re~odel the interior of this pole building to be used for <br />office space. <br /> <br />Hr. Coffin's property is located iu the B-1 Business District. Section <br />170.016F of the City Code states that exterior wall finishes in the B-1 <br />Business District shall be face brick, natural stone, precast concrete, factory <br />fabricated metal framed panel construction if the panels are brick, stone or <br />precast concrete or other material as may be approved by the Planning <br />Commission and City Council. Mr. Coffin has stated that the colors on the pole <br />building will match the existing structures on his property. Mr. Coffin also <br />stated that he would be willing to improve the facade of the structure to <br />comply with the city code in the future; he cannot afford to do so, however, at <br />the present time. <br /> <br />Mr. Coffin has provided a floor plan, elevations, site plan, heat calculations <br />and certificate of lot survey for his proposed structure. As the building is <br />to be used in the immediate future for storage, Hr. Coffin has not provided for <br />site access, loading docks, outside lighting, signs, curbing or off-street <br />parking. <br /> <br />Enclosed for your information are the followin~ items: <br /> <br />a) Application <br />b) Site location map <br /> c) Certificate of lot survey <br /> d) Site plan <br /> e) Floor plan <br /> f) Elevations <br /> g) Proposed development permit <br /> <br />Observations: <br /> <br />Mr. Coffin's request is not consistent with the requirements of the city code. <br />However, in the past staff has had problems with storage of vehicle parts, junk <br />vehicles, etc. Mr. Coffin's building would be used for the storage of these <br />materials. <br /> <br />The Commission should also consider its discussions with the Economic <br />Development Commission regarding performance zoning for development controls <br />for the commercial and industrial areas along Hwy. #10. <br /> <br /> <br />
