This property is located in the R1-R Residential District° The
City Code requires that all accessory structures be located in the rear or side
yard and also requires accessory structures to be located no nearer the front
lot line than the principal building on the lot.

The Tholes are proposing to construct a 30' x 40' pole building accessory
structure. The structure will be used for a horse. The structure is to be
located north of the existing garage on the property. The Tholes' lot is
approximately 3.3 acres in size. A~cording to the City Code, pole buildings
are permitted on lots of this size; the Tholes may have up to 2,464 square feet
in accessory structures and/or attached/detached garages.

The Tholes have stated that they are seeking this variance because of wetland
areas on their property.
