5. A site plan accurately scaled and dimensioned specifically <br /> showing the location of all buildings; <br />6. A topographical map of the site; and <br />7. The building design plan must be certified by an archi- <br /> tect or engineer registered in the State of Ninnesota, <br /> certifying that the design of the building has been pre- <br /> pared under his direct super,~ision. <br /> <br />~xisti~g Conditions: 1. Present use of the subject property and the present use <br /> of all directly adjacent parcels; and <br /> 2. Location of all existing structures on the property. <br /> <br />Improvements Required: <br /> The site plan/building design application shall show provi- <br /> sions for the following improvements which shall be constructed <br /> in accordance with the relevant criteria prescribed herein: <br />1. Buffer areas including screening and landscaping; <br />2. Location and site of on-site septic system(s), plus area <br /> for two additional systems; <br />3. Site access; <br />I. Loading docks; <br />5. Outside lighting; <br />6. Curbing; <br />7 · Signs; <br />8. Site drainage; <br />9. A topographical map and grading plan; <br />10. Off-street parking; and <br />11. Calculations of projected water usage using l/innesota <br /> Pollution Control Agency and/or liinnesota Department of <br /> Health guidelines. <br /> <br />Planning Department Review <br /> <br />The applicant shall submit the plans for the proposed project to <br />the Planning Department at least twenty-one (21) days prior to a <br />regular Plannlng Commission meeting. The purpose of this is to <br />allow the City Staff to review the proposed project. The <br />following information shall be submitted by the applicant at this <br />t ime: <br /> 1. Sketch plan of the proposed project; <br /> 2. Completed site plan/design approval application; and <br /> 3. ~500 deposit fee. <br /> <br />The City Engineer shall ascertain what on-site and/or off-site <br />improvements exist on the site or are provided for on the site. <br />These improvements shall include grading, gravel base, blacktop, <br />sidewalk, curb and gutter, drainage, parking area(s), sewer <br />systems, storm sewer, catch basins, sewer connections, water <br />mains, wells, property line curbs, buffer areas and other items <br />of a similar nature incluidug streets, alleys, and utility and <br />drainage easements. The City Engineer shall report his findings <br />to the planning staff prior to the Planning Commission's review <br />of the application. <br /> <br />Based on the City Engineer's findings, the City's planning staff <br /> <br />14 <br /> <br /> <br />
