CASE ~2: <br /> <br />REQUEST FOR PIELIMIIA~¥ PLAT APPROVAL OF STA~OPE ~IVER RILLS; <br /> CA~E OF MS. AI[N CA, IS ~ 1~. TON gI~IBA <br /> By: Anne ]orris. Community Development Director <br /> <br />Background: <br /> <br />Ns. A~nn Canis and Mr. Tom Skiba are requesting preliminary plat approval of the <br />proposed plst of Stanhope River Hills. The plat is that property located north <br />of 153rd Avenue NW and east of Roanoke Street NW along the Rum River and is <br />approximately 66 acres in size. The plat consists of 19 single family <br />residential lots located in the R-1 Residential District. The plat is located <br />within the Scenic Rivers Overlay District. The lots on the river are 4 acres <br />in size and the off-river lots are 2-1/2 acres in size, in accordance with the <br />Scenic Rivers requirements. Ms. Canis and Mr. Skiba are proposing to construct <br />four cul-de-sacs off of Roanoke Street for access these lots. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br /> c) Letter dated August 22, 1986 from John Stine, DNR <br /> d) City Engineer's letter dated August 28, 1986 <br /> <br />Observations: <br /> <br />As you recall, the Commission conducted a public hearing on Ms. Canis' and Mr. <br />Skiba's proposed plat on July 8, 1986. Since that time, the proposed plat has <br />been provided to DNR for their review and comment. The developers, their <br />engineer and surveyor, City Staff and Mr. Stine of the DNR are scheduled to <br />meet on Tuesday morning to review the DNR's comments regarding this plat. <br /> <br />The Park Commission has reviewed this plat on several occasions and has <br />recommended that the City acquire land for park along the river. However, the <br />Commission has not had the opportunity to go out and determine what property <br />they are recommending.
