KEN JOHNSON <br /> Anne Norris, Community Development Director <br /> <br />CASE ~1 : <br /> <br />Background: <br /> <br />Mr. Ken Johnson is requesting preliminary plat approval of the 20 acres located <br />north of the Autumn l{eights subdivision off of Nutria Street N.W. The parcel <br />is located in the R-i Residential District. The proposed plat consists of <br />eight (8) single family residential lots. The average lot size is 2-1/2 acres. <br /> <br />Mr. Johnson is proposing to extend Nutria Street from the existing temporary <br />cul-de-sac in Autumn Reights up to the road easement running along the north <br />boundary of the plat to provide access to the plat. In addition, Mr. Johnson <br />is providing a 33' easement along the northern boundary of the plat for a <br />future roadway. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location map <br />b) Revised proposed preliminary plat <br />c) Revised proposed drainage plan <br />d) City Engineer's letter dated August 28, 1986 <br />e) Petition from residents opposed to Mr. Johnson's request <br /> <br />Observations: <br /> <br />As you recall, the Commission conducted a public hearing on Mr. Johnson's <br />proposed plat on July 8, 1986. Several of Mr. Johnson's neighbors expressed <br />concerns with the increased traffic the proposed plat would create in the <br />existing neighborhood. As you recall, the Commission tabled action on Mr. <br />Johnson's request until the preliminary plat and engineering specifications <br />were revised to the City Engineer's specifications and approval. <br /> <br />The proposed preliminary plat is consistent with the requirements for the R-1 <br />Residential District. <br /> <br />The Park Commission reviewed Mr. Johnson's proposed plat on August 14, 1986 and <br />recommended that the City require a park fee to satisfy the park dedication <br />requirements as the Commission determined that if the existing park in Autumn <br />Heights were expanded, it would be from County Rd. ~83 rather than from Mr. <br />Johnson's property. <br /> <br />Rec o~mendation: <br /> <br />Commission Action: <br /> <br />Motion to: <br />Recommend approval of the request for preliminary plat approval by Mr. Ken <br />Johnson. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br /> Chief of Police <br /> Finance Officer <br />X Public Works Superintendent <br />X Park Commission X <br /> <br /> <br />
