This will allow the
southwesterly portion of the lot to be used for an on-site waste-
water disposal system.

Based on the calculated runoff from a 100 year storm, a total of
1.66 acre feet of storage is required. A detention pond with a
volume of 2.7 acre feet is proposed on the easterly 230 feet of
Lot 4, Block 2.

The radius of the first curve on Nutria Street has been increased
to 100 feet to comply with the City Code.

Street plans have been revised to include sodding of ditches with
grades in excess of three percent.

The plat has been changed to show a proposed name and building
setback lines. However, a statement of lot use, source of water,
facilities for sewage disposal, square footage of lots and lot
dimensions to the nearest tenth of a foot was not provided.

The temporary cul-de-sac on the north end of Nutria Street has
been deleted on the revised plans. The cul-de-sac should be
constructed and a variance for its length granted since as
easement for the future road to the west is provided.

civil a municipal · planning · soils · land sur~,e3'ing · latvdscape architecture
