There shall be no off-street parking w/thin 3 feet of any <br />street right-of-way. <br /> <br />STORAGE <br /> <br />Carbage receptacles, refuse areas must be in rear or side <br />yards, and must be screened from public view. <br /> <br />No exterior storage shall be allowed if the property abutts an <br />R-1R, R-1U, R-2U district. Where the property does not abutt <br />such district, all exterior storage shall be screened with the <br />exception of: <br /> a. merchandise displayed for sale; <br /> b. materials and equipment presently being used for <br /> construction on the premises; or <br /> c. merchandise located on service station pump islands. <br /> <br />LANDSCAPING <br /> <br />All business uses shall provide a landscaped area along all <br />streets and areas separating business from residential use. <br />This shall be kept clear of all structures, storage, and off- <br />street parking. Where a business use is adjacent to an R-IR, R- <br />1U, or R-2U residential use, the business use shall provide <br />screening and a minimum of a forty (40) foot wide landscaped <br />yard along the boundary of the residential use. Where a <br />business use is across the street from a residential use, the <br />business use shall provide a minimum of twenty (20) feet of <br />landscaped yard bewteen the street and structure or parking <br />area. Except for driveways, the area shall extend along both <br />streets in the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be <br />maintained so as not to be unsightly to adjoining areas. <br /> <br />A finished ground grade shall be established such that natural <br />drainage away from all buildings is provided. <br /> <br />SCREEN ING <br /> <br />Where any business is adjacent to residentially zoned/used <br />property, there shall be screening provided along the boundary <br />of the residential property. Screening shall also be provided <br />where a business or parking lot is across the street from a <br />residential zone (but not on that side of the business <br />considered to be the front). Screening shall consist of one or <br />more of the following: <br /> a. shrubs; <br /> b. berms; <br /> <br />Screening shall be such that the business use is partially <br />obstructed from view from the residential property. <br /> <br />Screening shall be not less than five feet high, except that <br /> <br /> 63 <br /> <br /> <br />
