CASE ~1: <br /> <br />By: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL; <br /> CASE O~ MR. KEN JOHNSON <br />Anne Norris, Couanity Development Director <br /> <br />Background: <br /> <br />Mr. Ken Johnson is requesting preliminary plat approval of the 20 acres located <br />north of the Autumn Heights subdivision off of Nutria Street NW. The parcel is <br />located in the R-1 Residential District. The proposed plat consists of eight <br />single family residential lots. The average lot size is 2.5 acres. <br /> <br />Mr. Johnson is proposing to extend Nutria Street NW from the existing temporary <br />cul-de-sac in Autumn Heights up to the road easement running along the north <br />boundary of the plat to provide access to the plat. In addition, Mr. Johnson <br />is providing a 33 foot easement along the northern boundary of the plat for a <br />future roadway. <br /> <br />Enclosed for your information are the following items: <br /> <br />a) Site location map <br />b) Revised proposed preliminary plat <br />c) Revised proposed drainage plan <br />d) City Engineer's letter dated July 31, 1986 <br />e) Letter from Lynn Caswell dated August 4, 1986 <br />f) Letter from Suburban Engineering dated August 5, 1986 <br /> <br />The Commission tabled action on Mr. Johnson's request at the August 5 meeting <br />due to insufficient information on the plat. Since that meeting, the City <br />Engineer has reviewed the information and has discussed his concerns with Lynn <br />Caswell, M~. Johnson's surveyor. <br /> <br />An updated report from the City Engineer will be available at the meeting. <br /> <br />Observations: <br /> <br />If the City Engineer is satisfied with the proposed plat and recommends <br />approval of Mr. Johnson's plat, the Commission should recommend approval of the <br />preliminary plat.
