Location: <br />The parking area may abut the property line if the md- <br />joining property is zoned business or industrial. <br />Parking areas adjoining other districts shall be <br />located closer ~hau 2~ fee~ ~o the side or rear <br />proper~y line. Truck traffic shall be routed around <br />and not through ~he au~obile parkin~ areas. <br />Load inE: <br />An off-street loadin~ facility shalI be provided with <br />an area of no~ less than ~elve fee~ in width and sixty- <br />feet o~ length, ~clusive of aisles and maneuveriu~ space. <br />Such facility shall be at the rear of ~he principal s~ruc- <br />ture and shall be used exclusively for the loadin~ and <br />loadiu~ of merchandise. Such investigation and tests as <br /> a~e ~equired to be made shall be carried ou~ by au <br /> independent ~es~in~ organization as may be agreed upon <br /> by ~he City and the owner or opera,or, or if ~here <br /> failure ~o a~ree within ~en days after written notice <br /> by the City ~o the ~ner or opera,or ~o make such investi- <br /> gation and ~esCs~ by such independen~ testing ortaniza- <br /> Cion as may be selected by ~he Council. The costs <br /> cuffed in havin~ such investigations or ~es~s conducted <br /> shall be borne entirely by ~he owner or opera,or. The <br /> procedure sCa~ed above shall no~ preclude ~he City from <br /> takin~ any such other tests and investigations <br /> finds appropriate ~o de~ermine compliance with ~hese <br /> perfo~ance s~andards. <br /> <br />All costs incurred by the City in processing an application for a <br />site plan review shall be paid by the applicant. Said costs <br />shall include but not be limited to: professional consulting <br />services as directed by the Planning Commission and/or City <br />Council, copying charges, extraordinary City staff involvement, <br />public hearing publications, and written notice to adjacent <br />property o~ners. A set fee established from time to time by the <br />City Council shall be deposited with the City at the time the <br />application is made. At the time the application is made, if the <br />Zoning Officer determines that costs in addition to the set fee <br />will likely be incurred by the City, then an additional sum as <br /> <br /> <br />
