Following is a list of our <br />comments in regard to our review: <br /> <br />The street alignment between Lot 4, Block 1 and Lot 4, Block 2 <br />was revised as requested by the Planning Commission. The <br />resulting area in Lot 4, Block 1 does not meet the 2.5 acre <br />minimum lot area requirement. <br /> <br />Soil borings have not been provided as previously stated in our <br />July 8, 1986 letter. <br /> <br />The required preliminary plat data as stated in Item 3 of our <br />July 8, 1986 letter has not been provided with the exception of <br />street grades. <br /> <br />In review of the street grades, the radius of the first curve on <br />Nutria Street is less than 100 feet as required by ordinance. <br /> <br />In review of the specification, we would recommend all ditches <br />with grades in excess of three percent be sodded to prevent <br />erosion. <br /> <br />In review of drainage, the easements on the street, grading and <br />drainage plan do not match the easements on the preliminary plat. <br />No calculations were provided to assure that the ponding areas <br />are adequate. <br /> <br />civil · municipal · planning · <br /> <br />soils · land surveying · landscape architecture <br /> <br /> <br />
