REQUEST FOR PRELIMINARY SITE PLAN REVIEW OF TOWN CENTER 3aD <br />ADDITION, CORNER RETAIL BUILDING; CASE OF RAMDANCE LLC <br /> By: Sylvia Frolik, Community Development Director <br /> <br />Background: <br /> <br />Ramdance LLC has submitted a site plan for approval for the development of a comer retail <br />building on Outlot I of Ramsey Town Center, proposed to be replatted as Ramsey Town Center <br />3~a Addition. The first phase of the development of Ramsey Town Center 3rd Addition, Lot ~[, <br />includes the grocery store, a comer retail building in the northeast comer of the site, and a third <br />retail building in the northwest comer of the site. The site plan for each of these 3 structures are <br />being processed as separate cases. The applicants are proposing to <br />construct an 18,000 square foot retail store on the site. <br /> <br />The approved sketch plan included one access on Sunwood Drive. The preliminary site plan <br />deviates from the sketch plan and identifies a second access east of the one originally approved <br />in the sketch Plan. The proposed second access is shown to be a right-in/right-om access. At <br />their July 12, 2004 meeting, the Planning Commission reviewed the proposed access and found it <br />acceptable due to traffic circulation needs. This second access onto Sunwood Drive will need to <br />be approved by the City Council. <br /> <br />The approved sketch plan showed one public access to Zeolite Street and a truck access to the <br />grocery store loading dock in the southeast comer of the site. The plans now show an additional <br />public access on Zeolite Street, adjacent to the truck access. As directed by the Planning <br />Commission, this second access on Zeolite must be eliminated from the plan for public safety <br />reasons because of its proximity to the truck entrance and the comer intersection of Zeolite and <br />Civic Center Drive. <br /> <br />City Code states that there shall not be more than one main building on a lot. There are <br />ultimately 4 structures planned for Lot 1. The Planning Commission advised the applicants to <br />apply [bra variance; the request is scheduled for the August 5 Board of Adjustment. <br /> <br /> <br />
