The Planning Commission conducted a special meeting on Monday, July 12, 2004. They <br />suggested that variances be sought from the multiple building restriction and the floor area ratio <br />requirements. They approved of the applicant's request for some adjustment to. the placement of <br />trees on the site. <br /> <br />Recommendation: <br /> <br />City Staff and the Planning Commission recommend approval of the preliminary site plan <br />contingent upon compliance with the City Staff review letter and the July 12 discussion of the <br />Planning Commission. "' <br /> <br />Council Action: <br /> <br />Motion to recommend that City Council approve the preliminary site plan for the corner retail <br />building in the proposed plat of Ramsey Town Center 3rd .Addition contingent upon the <br />following: a) Compliance with City Staff Review Letter dated July 9, 2004, except that there <br />may be adjustments to the placement of the additional 39 trees required in the Landscape Plan, as <br />well as possible phasing of plant installation; b) obtaining a variance to the floor area ratio <br />requirements on the proposed Lot 1, Ramsey Town Center 3rd Addition; c) obtaining a variance <br />to the restriction of multiple main buildings on a lot; d) approval of the easterly right-in/right-out <br />access onto Sunwood Drive N.W. and elimination of the public access proposed at the corner of <br />Zeolite and Civic Center Drive. <br /> <br />Review Checklist: <br /> <br />Asst.
