City Staffrecommemi:: l~,t",~:li~:~, ~l~c ~o~':~to:'imn exception to Mr. Jolm Rowe. <br /> <br />Motion by Councilmembcr Cook, seconded by Councilmember Elvig, to adopt Resolution #04- <br />07-185 adopting Findings of Fact #0685 stated in the 5 criteria for granting exceptions to the <br />Moratorium Ordinance, and approving Mr. John Rowe's request for an exception to the <br />Moratorium Ordinance to subdivide 6530 Green Valley Road for the purpose of separating the <br />greenhouse fi'om the homestead. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councihnembers Cook, Elvig, Pearson, Strommen, <br />and Zimnmrman. Vol i~lv :',',~: !'&mc...\l'~sct~: Councilmelnber Kurak. <br /> <br />Mr. John Rowe, 17059 Nowthen Boulevard, expressed his appreciation to the City Council and <br />City Staff for their assistance with this matter. <br /> <br />Case #11: Request for Site Plan Review; Case of Hermanson Homes <br /> <br />Community Development Director Frolik stated that Hermanson Homes is proposing to <br />construct a 10,000 square foot multi-tenant office building on the property located on the <br />southeast corner of Am~strong Boulevard and Riverdale Drive. The proposed office building is <br />located in the B-2 l-[i?hw:~y l~t~sincss Distri.:t :~nd is listed as a permitted use in that district. The <br />subject property is al,?mxi~:~tclv 1.35 ac~-:s ~tnd has a total lot coverage of 18% (35% is the <br />maximum in the B-2 l~ist~'ict). The proposed building meets the required setbacks in this zoning <br />district. <br /> <br />Community Development Director Frolik stated the revised landscaping plan will be acceptable <br />with the addition of 8 shrubs to the bufferyard adjacent to the residential property to the south. <br />The Planning Commission recommended the applicant construct a 6-foot privacy fence along the <br />south property line, similar to the one Pleasureland RV was asked to install. The applicant is <br />agreeable to installing this I'cnc¢. She advised the building elevations have been revised to show <br />a combination of bric[: altd ~',:tsonrv l~lock, which meets City Code. The grading and drainage is <br />generally acceptable. ,, 'il,,' .~;c,,,~ c~' and water wilt be constructed through the Town Center site this <br />summer, across Highxx ay 1(; lo the intersection of Highway 10 and Armstrong Boulevard, about <br />400 feet fi'om the site. Staff anticipates that services will be at this intersection in October 2004. <br />The proposed development will be required to hook up to City services.
