CASE #3: <br /> <br />P~VIEW PROPOSED PLAT OF STANHO?E RIVER HILLS P~GAP~INC <br /> PARK DEDIOATION P~QUIREMENTS <br /> By: Anne L. Norris~ Community Development Director <br /> <br />Background: <br /> <br />Ms. Ann Canis and Mr. Tom Skiba are proposing to plat <br />approximately 60 acres along the Rum River into 18 single family <br />residential lots · Due to steep slopes and flood plain <br />restrictions, there is a parcel in the southeast corner of the <br />property along the river that is unbuildable and will be an <br />outlot. <br /> <br />The Park Commission has reviewed this plat and recommended <br />acquiring land on the river to satisfy the City's park dedication <br />requirements. The Park Commission stated that they wanted to see <br />and walk the site before recommending specific property to be <br />ac quired. <br /> <br />The Planning Commission reviewed the plat on September 2 and <br />recommended that the City acquire the outlot for future park <br />land if the Park Commission will accept the outlot. In addition, <br />the Commission recommended that the developer provide a ten foot <br />easement along the southern boundary of the property for access <br />to the outlot and for possible future trail development. <br /> <br />Enclosed for your information are the following items: <br /> <br />1) Site location <br />2) Proposed plat <br /> <br />For your information, the outlot has a steep bluff and the <br />western edge of the lot and has a large flat, wooded area along <br />the river. The outlot is bordered on the south by the Juniper <br />Ridge Stables property. <br /> <br />Your action will be to determine whether the outlot is acceptable <br />for future park land. <br /> <br /> <br />
