ATTACHMENT 2 <br /> <br />SIT~ PLAN <br />RIVER'S B~ PAR~ <br /> CITY OF RAMSEY <br /> <br />River's Bend Park is located in the southeast corner of Ramsay, <br />east of State Highway 47 and in an oxbow of the ~um River. <br /> <br />The development of the River's Bend Park has been planned so that <br />the use of the park is convenient for the adjacent residential <br />properties, but is also compatible with those properties. <br />Directly north of the park is a ma~or single family residential <br />development under construction which consists of 150 single <br />family residential lots. West of the park is a 26 unit apartment <br />complex under construction. To the west of the park across State <br />~ighway 47, there is a single family residential development of <br />approximately 72 ho~es. There is also a planned unit development <br />under construction on the west side of State Highway 47; when <br />complete, it is anticipated that there will be approximately 186 <br />family units. South of the park in Anoka are several residential <br />developments consisting of approximately 200 single family homes. <br />Neighborhood users are estimated at approximately 1,000 persons <br />(based on 198~ population estimates from ~etropolitan Council). <br />In addition, it is anticipated that the park viii be used by the <br />entire Ramsay population and a portion of inoka's population <br />(approximately 12,000 potential users). In addition, when the <br />bridge across the Ru~ River is constructed, there are additional <br />potential users on the east side of the river in Andover and <br />eastern Anoka. <br /> <br />The topography of the park is suitable for development of <br />recreation areas but there is also enough topographical variation <br />in the park to be appropriate for the development of mixed use <br />trails. The vegetation consists of wooded areas, open field <br />areas and wetlands. The trails are proposed to be constructed in <br />the wooded and open field areas. The southern portion of the <br />park is proposed to be developed as a native prairie area with s <br />mixed use trail through it to allow for maxiau= wildlife habitat <br />preservation, growth and observation. <br /> <br />The trails are proposed to be multiple seasonal and will be for <br />mixed uses (pedestrians/hiking and non-motorized vehicles). <br />Because of many different facilities, the park will be available <br />to a wide range of users. <br /> <br />The proposed improvements are to be constructed such that <br />vandalism will be a minimal concern to the City. The City viii <br />maintain the park and improvements~ such maintenance is also <br />proposed to be minimal. <br /> <br /> <br />
