The nunber one priority area to encourage development in is <br /> the southeast oorner of the industrial area (that area <br /> east of Sunfish Lake Boulevard and south of Industry <br /> Avenue ). <br />2. Subsequent development of industrial land should be en- <br /> couraged between Sunfish Lake Boulevard and Ramsey Boule- <br /> vard o <br />3. Development of the commercial/industrial areas along <br /> Highway 10. <br />4. Development of co~mercial/retail along Highway 47. <br /> <br />Future utility needs in each area. <br />1. Sewer and water should be installed in southeast indus- <br /> trial area of City as soon as possible. <br />2. Municipal utilities should be extended along Industry <br /> Avenue to serve Industrial Park. <br />3. Municipal utilities should be available to those <br /> commercial and industrial properties along Highway 10 <br /> with the City's 1990 Urban Area. <br /> <br />Possible tax increment financing districts. <br />1. Include 1990 Urban Area, but expand to include north side <br /> of Industry Avenue; for possible future expansion to <br /> include the Industrial Park. <br />2. Look into the possibility of establishing a tax increment <br /> district on the southwest corner of the intersection of <br /> Highway 47 and 167th Avenue N.W. where a strip oo~mercial <br /> center is proposed to be located. <br /> <br />,I <br /> <br /> <br />
