Existing trees shall be <br />provided with a watering area equal to at least one- <br />half the crown aver. <br /> <br />When trees are removed, the permittee will restore the <br />density of trees, utilizing nursery stocks of a mini- <br />mum of 1-3/4" diameter measured one foot above the <br />9round, using species generally accepted as suitable <br />for the purpose to that which existed before the de- <br />velopment provided that in no case need the density <br />exceed 10 trees per acre. <br /> <br />Development shall not reduce the existing crown cover <br />greater than 50% and shall be conducted in such a man- <br />ner as to preserve the under story and litter. <br /> <br />Trees used in reforestation or landscaping must be com- <br />patible with the local landscape and climatic condi- <br />tions. <br /> <br />4) No on-site sewage disposal systems shall be allowed <br />which do not meet the requirements of the City's Soils <br />Ordinance Chapter 170.04. The Soils Ordinance adopts <br />the soils classification in the Soil Survey of Anoka <br />County as prepared by the Soil Conservation Service. <br /> <br />5) No development shall be permitted on land having a <br />slope in excess of 45 percent. All very steep slopes <br />(18 percent and over) shall be protected. No develop- <br />ment of slope from 12 to 18 percent shall be permitted <br />unless the applicant shall prove that the following con- <br />itions are met: <br /> <br />a) The foundation and underlying material of any <br />material of any structure, including roads, shall <br />be adequate for slope condition and soil type. <br /> <br />b) The applicant can demonstrate that development <br />during and after construction can be accomplished <br />without increasing erosion and runoff and that <br />there is proper utilization of controls to reduce <br />r unof f to non-destructive levels . <br /> <br />c) The proposed development presents no danger of <br />falling rock, mud, uprooted trees or other <br />material to structures, recreational facilities, <br />public lands and public waters down hill. <br /> <br />d) All structures other than buildings and road- <br />way surfaces but including retaining walls shall <br />meet the following design reguir~nts: - <br /> <br />1) Retaining walls or terrace conours shall <br /> Ordinance %85- <br /> <br />Page 17 of 30 <br /> <br /> <br />
