I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />k) An erosion and sedimentation control plan indi- <br />cating the type, location and necessary technical <br />lnfor~atlon on control measures to be taken both <br />during and after construction, including a state- <br />ment expressing the calculated anticipated gross <br />soil loss expressed in ton/acre/year both during <br />and after construction. The gross soil loss shall <br />not exceed 5 tons per acre per year during con- <br />struction or 2 tons per acre per year during con- <br />struction when the site is adjacent to a water <br />body or water course; and 1/2 ton per acre per <br />year after the construction activities are com- <br />pleted as calculated in accordance with the Uni- <br />form Soil toss Equation. <br /> <br />Wetlands and other natural water bodies shall not <br />be used as primary sediment traps during or after <br />oonstruction. <br /> <br />1) A plan of erosion protection measures which <br />shall make maximum use of natural in-place Yege- <br />ration rather than the p/acing of new vegetation <br />on site as erosion control facilities. The use <br />of natural erosion control devises shall be pre- <br />ferred to the maximum extent over the construction <br />of artificial drainage devices including culverts, <br />holding ponds and ditches. The development shall <br />be located in such a manner as to minimize the re- <br />moval of vegetation and alteration of the natural <br />topography. <br /> <br />m) The proposed size, alignment, height and in- <br />tended use of any structures to be erected or <br />located on the site including building elevations <br />(front, side and rear). <br /> <br />n) ;% clear delineation of all areas which shall <br />be paved or surfaced including a description of <br />the surface material to be used. <br /> <br />o) A description of the method to be provided for <br />vehicular and pedestrian access to the proposed de- <br />velopment and public access to the river and/or <br />public river view opportunities both before and <br />after development; a description of the develop- <br />ment's impact on ex~sting views of and along the <br />river. <br /> <br />p) A plan to provide an additional four feet of <br />paved roadway or future streets to be used as a <br />river trail route within the Critical Area <br />District. <br /> <br />Ordinanc~ 185- <br /> <br />Page 21 of 30 <br /> <br /> <br />
