<br />
<br />Every building erected after the adoption of this ordinance shall
<br />be located or, a lot, as defined herein and ir, no case shall there
<br />be more thar, one ~,~air, building or, any one lot, except as
<br />may otherwise be provided hereir,.

<br />The finished lot grade elevation of all buildir, gs, as measured at
<br />the building, shall be amir, imum of 18 inches above the
<br />cer, terline grade of the adjacent public roadway.

<br />All structures, whether attached to the principal structure or
<br />not, and whether oper, or enclosed, including porches, carports,
<br />balconies, or platforms above normal grade level, shall not
<br />project ir, to any ~ir, imum front, side or rear yard.

<br />Any lot of record existing at the effective date of this
<br />ordinance may be used for the erection of a structure conforming
<br />to the use regulatior, s of the district in which it is located,
<br />even though its area and width are less than the minimum
<br />requirements of this ordinance.

<br />Where adjacent structures existing at the time of this ordinance
<br />have a different setback from that required, the front yard
<br />setback shall confor~ to the prevailing setback of adjacent
<br />structures. If adjacent structures have different setbacks from
<br />one ar, other, the minimum front yard shall be the average of the
<br />two adjacent structures. Ir, no case shall a building be required
<br />to have a setback of more thar, sixty feet, except where a
<br />busir~ess district is adjacer, t to a residential district.

<br />Sanitary waste water conneoticms for all structures which require
<br />waste water srevice shall be stubbed ir, and shall be located
<br />either ir, fror, t or or, the side of the structure to provide for
<br />cor, venient hook-up to municipal waste water collection system.

<br />Nc, lot, yard, or parking area shall be so reduced in area or
<br />dimensior~ as to make it less than the mini~,~um requirements of
<br />this ordinar, ce, and if already less thar~ the minimums, it shall
<br />not be further reduced.
