Where the property does not abutt such a <br />district, all exterior storage shall be screened with the excep- <br />tion of: <br /> a. merchar, dise displayed for sale; <br /> b. materials and equipment presently being used for <br /> construction or[ the premises; and <br /> c. merchandise located on service station pump islands. <br /> <br />LANDSCAPING <br /> All ir, dustrial uses shall provide a landscaped area along all <br /> streets and areas separatir~g industrial from residential use. <br /> This shall be kept clear of all structures, storage, a~d off- <br /> street parking. This area shall be at least 20 feet in depth <br /> along ali streets, measured from the street right-of-way. <br /> Except for driveways, this area shall extend along both streets <br /> itl the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be main- <br />rained so as not to be unsightly to adjoining areas. <br /> <br />SCREENING <br /> Where any industrial use is adjacent to residentially <br /> zoned/used property, there shall be screening provided along <br /> the residential property. Screening shall also be provided <br /> where an industrry or parking lot is across the street from a <br /> residential zone (but not on that side of the industry consi- <br /> dered to be the front). Screening shall consist of one or <br /> more of the following: <br /> a. shrubs; <br /> b. ber~s; <br /> c. trees. <br /> Screening shall be opaque. <br /> <br />All screening within 30 feet of any driveway of street shall be <br />less thar~ 36 inches in height above the curb or center of the <br />st feet. <br /> <br />Screening shall consist of an attractive solid fence or wall, <br />or equivalent not less than five feet high, but not to exter~d <br />within fifteen feet of any street or driveway. The screening <br />shall be placed along property lines, or in case of screening <br />along a street, twenty feet fro~ the street right-of-way with <br />landscaping between the screening and pavement. <br /> <br />LIGHTING <br /> Ar~y lighting used to illuminate ar, off-street parking area, <br /> sign or structure, shall be arranged to defleot light away <br /> from any adjoinir, g residential district or public street. <br /> <br />FLOOD PLAIN RESTRICTIONS <br /> Certain areas ir, the I-1 district are located within <br /> <br /> <br />
