Hakanson Anderson Associates, Inc.

222 Monroe Street
Anoka, Minnesota 55303

engineers and surveyors
612/427-5860

March 13, 1985

Mr. Kenneth Peterson, Chairman
Ramsey Planning & Zoning Commission
City of Ramsey
15153 Nowthen Boulevard N.W.
Ramsey, MN 55303

Re:

Preliminary and Final Plat Review of
Gateway North Industrial Park Plat 3

Dear Mr. Peterson:

We have reviewed the above referenced preliminary plat which is
located in the urban service area of the City.

Following is a list of comments resulting from our review of this
proposed plat:

The proposed plat consists of one three-acre lot and one outlot
located in the Industrial Area of the City.

Based on the Anoka County Soil Survey, the soil on Lot 1 is
Hubbard sand which is a Class I soil adequate for installation of
on-site wastewater disposal systems.

Access points on County Roads No. 57 and 116 should be approved
by the Anoka County Highway Department. Also a variance for
access onto a major highway will be required for Lot 1, Block 1.

The proposed plat did not show how drainage would be handled.
However, based on U.S.G.S. topographic map it would appear that
drainage can follow the County Road No. 116 ditch and flow into
the wetland located in the northwest corner of the plat. Based
on the City's Comprehensive Storm Drainage Plan, the plat is
located in the South Central Drainage District and is proposed to
ultimately outlet into the Mississippi River.

civil · municipal · planning · soils · land surveying
