Process <br /> <br />(1) General <br /> <br />The criteria that must be addressed in the planned unit <br />development plan are contained in the following sections. <br />The specific criteria which a development proposal must <br />satisfy are dependent upon the type of land use being pro- <br />posed. The Land Development Guidance System divides all land <br />uses into the following ACTIVITY categories: <br /> <br />A. All Development <br />B. Neighborhood Service Center <br />C. Con~nunity/Regional Shopping Center <br />D. Auto-Related and Roadside Commercial Uses <br />E. Business Service Uses <br />F. Industrial Uses <br />G. Extraction, Salvage and Junk Yard Uses <br />H. Residential Uses <br /> <br />In single or mixed land use developments, each use must <br />satisfy all applicable criteria of the appropriate ACTIVITY <br />category of which it is a part. In addition, every land use <br />must satisfy the criteria in the A -- ALL DEVELOPMENT cate- <br />gory. The City may determine that a criterion is irrelevant <br />and does not apply to the proposed development. A variance <br />from the strict application of any of the criteria may be <br />granted in accordance with this section. <br /> <br />(2) Types of Criteria <br /> <br />The Land Development Guidance System contains two types of <br />review criteria: numbered and lettered criteria. Numbered <br />criteria are absolute requirements each development must <br />satisfy before approval can be granted. These include <br />assuring neighborhood compatability and compliance with <br />adopted official plans, minimum engineering and public <br />service requirements, environmental standards, and site <br />design. Each of the applicable numbered criteria must be <br />answered YES before approval can be granted. <br /> <br />Lettered criteria are the "points" or variable criteria of <br />the system. Each development must achieve a specified <br />minimum percentage of these criteria. The numbered criteria <br />are designed to address public service requirements, site <br />design, and reduce negative external impacts of development <br />and the lettered or "points" criteria focus on the location <br />as well as design of a project. <br /> <br />-2- <br /> <br /> <br />
