I Ramsey, MN 55303 Re: Preliminary Plat Review of Sorteberg's 4th Addition Dear Mr. Peterson: I We have reviewed the above referenced preliminary plat which is lo- cated in the rural service area of the City. I Following is a list of comments resulting from review of our this preliminary plat: I 1. The proposed plat consists of 23 lots located in rural service area of the City. All of the lots meet the area and width standards for residential lots in the City. I 2. Soil borings were not submitted as required by Article 170.037B i. of the City Code. However, the soils consist of Hubbard coarse sand and Nymore loamy sand which are Class I I soil sUitable for onsite wastewater disposal systems. 3. No street profile for proposed 158th Avenue N.W. was provided I with the plat as required by Article 170.037C c. of the City Code. Also, the typical street section proposed should be provided. I 4. The proposed plat indicates drainage will be directed to existing drainage easements. Calculations should be provided to show that the existing easements are adequate to handle I the runoff from the proposed plat. Also, a grading plan should be provided showing the required grading for the plat. 5. A new future subdivision plan should be provided, since the proposed lot sizes are different from the future subdivision plans of the 2nd and 3rd additions. !
