The proposed plat consists of 23 lots located in rural <br /> service area of the City. All of the lots meet the area and <br /> width standards for residential lots in the City. <br />I 2. Soil borings were not submitted as required by Article <br /> 170.037B i. of the City Code. However, the soils consist of <br /> Hubbard coarse sand and Nymore loamy sand which are Class I <br /> I soil sUitable for onsite wastewater <br /> disposal <br /> systems. <br /> <br /> 3. No street profile for proposed 158th Avenue N.W. was provided <br />I with the plat as required by Article 170.037C c. of the City <br /> Code. Also, the typical street section proposed should be <br /> provided. <br />I 4. The proposed plat indicates drainage will be directed to <br /> existing drainage easements. Calculations should be provided <br /> to show that the existing easements are adequate to handle <br /> I the runoff from the proposed plat. Also, a grading plan <br /> should be provided showing the required grading for the plat. <br /> <br /> 5.
