The proposed plat consists of five lots exceeding two and one <br /> half acres. <br /> <br /> 2. In reviewing the sketch plan requirements of the City Code, <br /> the following items were not provided: <br /> <br /> a. Existing zoning classification of the proposed <br /> subdivision and the areas surrounding the <br /> subdivision. . <br /> <br /> b. Significant topographical features <br /> <br /> c. Proposed land use <br /> <br />I <br />I <br /> <br />In review of access to the plat, all lots would require <br />variances. Lots 1, 2, 3 & 5 are located adjacent to limited <br />access highways or thoroughfare. Lot 4 does not have <br />adequate frontage on a street where access is not restricted. <br />We would recommend that 152nd Avenue N.W. be extended to <br />provide access to the proposed lots. <br /> <br />I <br />I <br />I <br /> <br />5 <br /> <br />Since the plan did not show any topographical features, we <br />are unable to comment on the drainage at this time.
