General Require_ _~_nts <br /> <br />(b) Wetlands protected by Sec. 25-133 (a), Wetland Conservation Area, <br /> shall not be included in the calculation of the size of the site. <br /> <br />(c) <br /> <br />Slopes having an incline of greater than 25 percent and a v~rtical <br />elevation change of greater than 25 feet shall not be included in <br />the calculation of the size of the site. <br /> <br />A bonus of up to 10 percent in the development density or lot <br />coverage of portions of a site not encumbered by Sec. 25-156 (a) or <br />(b) may be allc~ed by the City Council if at least 30 percent of the <br />site is affected by Sec. 25-156 (a) or (b). If such a density <br />increase if proposed, the applicant mst sho~ that such excess will <br />not have an un~e and adverse i~act on existing public facilities <br />and on the reasonable enjoyment of neighboring property. The City <br />Council, in determining the reasonableness of the increase in the <br />density or intensity of land use, shall consider the follc~ing <br />factors: (1) the location, amount and proposed use of open space, <br />(2) the location, ~esign and type of d~elling units, (3) the physi- <br />cal characteristics of the site, and (4) the relationship of the <br />proposed ~elling units to nearby developments. <br /> <br />Sec. 25-157. Previously Platted Lots. <br /> <br /> A previously platted lot of record shall be dee_~__-d to be of acceptable <br />size if its width and area are at least 50 percent of the width and area <br />required by this Ordinance for lots in the applicable Zoning District. <br /> <br />Sec. 25-158. Pole Barns. <br /> <br />(a) Pole barns are prohibited except in Commercial or Industrial <br /> Districts. <br /> <br /> (b) Such buildings may not exceed 10 percent of the size of the <br /> Principal Use in the C-1 Distric~ and 50 percent in the I District. <br /> Such buildings are allowed in the R-1 or R-2 Districts by Special <br />rmito <br /> <br /> * (a) Permit d. No person, firm, or corporation, except on a farm <br /> and related to farming activities, shall hereafter construct or <br /> erect or cause to be constructed or erected within the City of <br /> Oakdale any fence which is intended to be a permaneent structure on <br /> the premises, without first securing a Building Permit. <br /> <br />(b) <br /> <br />Construction and Maintenance. Every fence shall be constructed in <br />a substantial, workmanlike manner and of substantial material reaso- <br />nably suited for the purpose for which the fence is proposed to be <br />9sed. Fences shall be constructed so that their more attractive <br />side faces neighboring p~operty.
