INTENT: The intent of this district is to aoc~te single f~nily dwelling units in the Urban Area of the City. Single family dwelling units Agricultural uses, excluding the raising of livestock and Public parks T~nhouses as provided for in Section regarding Planned Unit Develol~ents Accessory Uses as permitted in Minimum Lot Area: Single family unit with sewer: 10,800 sqaure feet Single family unit without sewer: 1 acre Maximum density: 4 single family units per acre Minimum Lot Width: Single family unit with sewer: 80 feet Single family unit without sewer: 200 feet Maximum lot coverage: 25% Setbacks Front: 35 feet Side: 10 feet Rear: 35 feet 5 feet for detached accessory unit Corner lot with sewer: 20 feet or conform to adjacent setbacks, whichever is greater Corner lot without sewer: 35 feet or confom to adjacent setbacks, whichever is greater ~oroughfares: 110 feet frc~ centerline or 50 feet from right-of-way, whichever is greater Service Roads: 35 feet Maximum Height - Princilm~l Structure: 35 feet Minimum Floor Areas per Family Unit Rambler without garage: 912 square feet Split level without garage: 912 square feet Full two story with or without garage: 720 square feet Rambler or split level with 440 square foot garage: 768 square feet Parking and Garage Requirements: 2 off-street spaces for each dwelling unit. Accessory farm buildings housing animals may not be within 75 feet of neighboring property line Maximum Area of Accessory Structure (or o0mbination of two or more accessory structures) ..
