Ail bosiness uses shall provide a landscaped area alon~ all <br />st=eets and areas separatin~ business from residential use. <br />This shall be kept clear of all stuctures and off-street park- <br />ing. ~his area shall be at least 20 feet in depth along all <br />streets, measured form the street right-of-way. Except for <br />driveways, the area shall extend along both streets in the case <br />of a oorner lot. <br /> <br />Where any business is adjacent to residentially zoned/used pro- <br />perry, there shall be screening provided along the boundary of <br />the residential property. Screening shall also be provided <br />where a business or parking lot is across the street from a <br />residential zone (but ~ot on that side of the business oon- <br />sidered to be the front). Screening shall oonsist of the <br />foll~ing: <br /> a. shrubs; <br /> b. berms; <br /> c. trees. <br />Screening shall be opsque. <br /> <br />All screening within 30 feet of any driveway or street shall be <br />less than 36 inches in height above the curb or oenter of the <br />street. <br /> <br />LIGHTING <br /> Any lighting used to illuminate an off-street parking area, <br /> sig~ or structure, shall be arranged to deflect light away <br /> frum any a~oining residential district or public street. <br /> Bulbs emitting in excess of 3000 lumens (150 watts) shall be <br /> so directed that the bulb is not visible from off of the <br /> property where such light source is located. <br /> <br />All exterior finishes on any building shall be: <br /> a. face brick; <br /> b. natural stone; <br /> c. specifically designed precast ooncrete ~%it which sur- <br /> faoes have been integrally treated with an applied <br /> deoorative material or texture; <br /> d. factory fabricated and finished metal fra~ed panel <br /> oonstruction, if the panel material is to be of those <br /> ~oted in a, b, or c above; or <br /> e. other material as may be approved by the Planning Com- <br /> mission and City Gouncil. <br />G0mb~tions of such materials shall be permitted. <br /> <br />fLOOD FA2tIN Palm--IONS <br /> Oertain areas in the RB district are located within desig- <br /> nated Flood Plains and are subject to additional regulations <br /> as specified in ,. <br /> <br /> <br />
