district, all exterior storage shall be screened with the excep- <br />tion of: <br /> a. merchandise displayed for sale; <br /> b. materials and equiu, ent zxesently being used for <br /> construction on the premises; and <br /> c. merchandise located on service station lx~p islands. <br /> <br />IANDS~ <br /> Ali industrial uses shall provide a landscaped area along all <br /> streets and areas separating industrial from residential use. <br /> ~is shall be kept clear of all structures, storage, and off- <br /> street parking. ~his area shall be at least 9_0 feet in depth <br /> along all streets, measured from the street right-of-way. <br /> Eacept for driveways, this area shall extend along both streets <br /> in the case of a corner lot. <br /> <br />All structures, required landscaping and fences shall be main- <br />rained so as not to be unsightly to adjoining areas. <br /> <br />Where any industrial use is adjacent to residentially <br />zoned/ussd property, there shall be screening provided along <br />the residential property. Screening shall consist of one or <br />more Of the following.. <br /> a. shrubs; <br /> b. berms; <br /> c. trees. <br />Screening shall be opaque. <br /> <br />All screening within 30 feet of any driveway of street shall be <br />less than 36 inches in height above the curb or center of the <br />street. <br /> <br />Screening shall consist of an attractive solid fence or wall, <br />or equivalent not less than five feet high, but not to extend <br />within fifteen feet of any street or driveway.
